The building where developer Alberto Sbarra built his Class A warehouse practice changes hands, closing one chapter of the Magic City Innovation District story and opening the next.

Metro 1 has closed the $3.1 million sale of 6130 NE 4 Court, a modern 5,676-square-foot industrial/warehouse building at the entrance to the Magic City Innovation District.

Alexandra Rosy Palomo-Pujol represented the buyer, a private investor, while Irene Dakota represented the seller, developer Alberto Sbarra.

For Sbarra, the sale closes a remarkable loop. Long before the Magic City Innovation District - Little Haiti became one of Miami’s most watched districts, Sbarra was quietly shaping it—building much of the Class A new-construction warehouse stock that defines the area today. He did it all while headquartering his own operation out of 6130 NE 4 Court. The building wasn’t just an asset; it was the base from which an entire development practice was built. Selling it now brings that story full circle.

The buyer’s acquisition reflects continued confidence in the district Sbarra helped create.
