Often called an emerging neighborhood, Edgewater, and particularly East Edgewater, is on the radar screens of Downtown Miami residents and commercial real estate developers and investors alike. The neighborhood has grown more popular in recent years thanks to the resurgence of Downtown Miami.

Located near fast-growth neighborhoods like Wynwood, Park West and the Design District, Edgewater is seeing residential high-rises and mid-rises break ground even as new restaurants and retailers eye the area. With its waterfront location and quick access to Miami’s urban core, Edgewater is indeed emerging quickly. Margaret Pace Park, which recently underwent a multimillion-dollar renovation, is the centerpiece of this bayfront urban community.

Edgewater is known for its mix of historic houses and modern high-rise condominiums with waterfront views of Biscayne Bay. Edgewater is home to high-quality single-family residences, multifamily projects and condos—with more units coming online in the current development boom. Most of Edgewater’s existing homes boast traditional South Florida Mediterranean-style design but historic dwellings from Miami’s golden age of architecture remain.

Although the homes in Edgewater have charm and character, modern condo projects are the big story there.
